The Coach House
The Coach House, Mossley Hill
We were appointed by our clients to assist with the delivery of The Coach House, a residential conversion and extension project located within the Mossley Hill area of Liverpool. The site had remained dormant for approximately four years prior to our involvement, following an initial phase of works undertaken by others before the project was brought to auction.
At the point of appointment, construction had commenced on a previously approved side extension, which had been built up to roof level but was not yet made weather-tight. No works had been undertaken to the original coach house building itself, which required full technical resolution to allow the project to move forward on site.
Our role commenced at RIBA Stage 4, with responsibility for producing the full technical drawing package for the conversion of the existing coach house, alongside rationalising and refining the internal layout of the new extension. The focus was on ensuring buildability, compliance with current Building Regulations and clarity for construction, while respecting the character of the original structure.
In parallel with the technical design work, we have prepared and submitted Section 73 applications to the local planning authority to amend elements of the previously approved scheme. These revisions include changes to materials and adjustments to aspects of the design, enabling the development to better reflect our clients’ requirements and the realities of on-site delivery.
The project is currently under construction, with works progressing on both the existing building and the extension. Our ongoing involvement supports the successful delivery of the scheme, providing continuity between design intent and construction on site.
