Baltik Architecture is a CIAT Chartered practice specialising in high-end residential extensions and bespoke new build homes. We work with homeowners and developers who want spaces that are considered, enduring, and unmistakably theirs.
Founded in Liverpool’s Baltic Triangle, we have built our reputation on a straightforward principle: that great architecture is the result of great listening. Before a single line is drawn, we invest the time to understand how you want to live, your routines, your tastes, the way light moves through your home, and the things that matter most to you about where you live.
From that foundation, we design with intention. Every decision, spatial, material, structural, is made in service of the brief and the site. We do not apply a house style. We create something specific to you, your family, and your place.
Our work spans ambitious extensions that transform the way a home is experienced, and carefully conceived new builds designed from the ground up. Each project is led directly by the architect designing it, ensuring consistency of thought from the first sketch to the final detail on site.

We are selective about the work we take on because that is what allows us to do it properly.
When you commission Baltik Architecture, you are not joining a queue. You are entering a working relationship - one where we are as invested in the outcome as you are. We take on a limited number of projects at any one time. This is a deliberate choice. It means your project receives the attention it deserves, at every stage, without compromise.
The homes we admire most were never rushed. They were thought through, resolved, and built with care. That takes time and we believe it is time well spent.
High-end residential architecture is not simply a matter of budget. It is a matter of process. The detail work, the coordination, the iterative refinement of a design until it is exactly right, these things cannot be accelerated without cost. Our job is to protect that process on your behalf, and to guide you through it.
We will ask you to trust us. Not blindly, we will explain our thinking, walk you through the decisions, and keep you informed at every turn. But we will ask that you allow us the creative and technical freedom to do what we do well. In return, we commit to interrogating your brief deeply, challenging assumptions where it serves the design, and delivering a home that genuinely reflects the way you want to live.
We will also be honest with you from the outset, about what is achievable, what things cost, and what the planning context means for your project. There are no promises we cannot keep.
The right project, done properly, takes the time it takes. We move at a pace that allows the design to mature not so slowly that momentum is lost, but never so quickly that quality is traded for speed. George Barr - Founder & Chartered Architectural Technologist (MCIAT)
George Barr MCIAT founded Baltik Architecture to do one thing well: deliver high-end residential architecture where design quality, technical rigour and the client relationship are never compromised.
With eight years of experience specialising in residential architecture, George brings deep technical knowledge to every project, from early planning strategy through to the construction details that determine how a building performs and ages. At Baltik, every project is led by the architect who designed it. For clients, that means one point of contact, complete continuity and the assurance that the person who understood your brief at the first meeting is the same person delivering it on site. It is George's belief that the relationship between a client and their architect is the foundation everything else is built on and that belief is at the heart of every project Baltik takes on.
