Our Process

  • Stage 1 - Discovery & Briefing

    We begin with a conversation to understand your vision: what inspires you, your budget, timeframe, priorities. We assess the site and any constraints (planning, local context, services).

    Feasibility studies to test options, understand costs, explore potentials. Deliverable: Strategic Brief — clear scope, budget framework, constraints, and project milestones.

  • Stage 2 - Concept

    Sketches & diagrams / early visualisations to explore form, layout, materials.

    We work with you to refine the design direction: what feels right, what doesn’t. Initial costings to check feasibility.

    Meet with you to review options, gather feedback, and revise. Preliminary interaction with planning (if needed): pre-application advice or early discussions.

  • Stage 3 - Developed Design

    Develop the chosen concept into a more detailed design: integrate structural, mechanical / electrical services. Ensure design aligns with local planning policies and regulations.

    Preparation and submission of planning application(s). Liaison with local authority. Address any feedback or revisions required by planning.

  • Stage 4 - Technical

    Produce detailed working drawings, specifications, schedules of materials and finishes. Coordinate with engineers, surveyors, and other consultants.

    Prepare tender documentation. We assist you in obtaining quotes from contractors or builders. Support in evaluating tenders: cost, quality, reliability.

  • Stage 5 - Construction

    Once contractor selected & contract signed, we oversee the build. Regular site visits to monitor progress, quality, and adherence to design intent.

    Coordinate with contractor, suppliers, all trades. Manage changes or unforeseen challenges — always keeping you informed.

  • Stage 6 - Handover & Beyond

    Final inspections & snagging: making sure all is completed to standard. Completion of any legal / regulatory / warranty paperwork.

    Handover of the finished project: walkthrough, documentation, care guidance. Post-occupancy check‐in: seeing how the space works in real life, collecting feedback, addressing any follow-ups.
