The Coach House: finishing a stalled build in Mossley Hill

A Victorian coach house left unfinished for four years, and how we got it over the line.

When we were first asked to look at The Coach House in Mossley Hill, it had been standing unfinished for four years. Construction had stopped midway. The new side extension was up but open to the elements, and the original Victorian coach house hadn't been touched.

This is the story of how we got it finished, and why it was shortlisted for Best Small New Home Development at the YM Liverpool Property & Business Awards 2026.

Picking up a stalled project

Stalled builds are more common than people think. A design gets approved, work starts, and then something breaks down: the technical detail isn't resolved, the regulations haven't been properly dealt with, or nobody is holding the project together on site.

Our first job was to understand exactly where things stood. That meant going through what had been approved, what had actually been built, and what still needed to be resolved before work could safely restart.

Resolving the technical and regulatory issues

We worked through the outstanding technical and regulatory issues and produced the full construction package: the detailed drawings and specification a contractor needs to price and build with confidence.

Just as importantly, we provided the continuity and oversight that had been missing from the start. A single point of contact who knows the building, the drawings and the people on site makes an enormous difference to a project like this.

Respecting the original building

The Coach House sits on a wooded plot in one of Liverpool's most sought-after neighbourhoods. The aim was always to bring the original building back to life, not to overwhelm it.

A glazed link connects the restored coach house to the new brick wing, letting each part read clearly. Original details were kept and celebrated, including the stained glass horse window and the Coach House nameplate on the stone gate pier.

The result

The finished home is a generous £1.4m residential conversion: characterful, well resolved and designed with the care it always deserved. Seeing it shortlisted alongside much larger developments was a proud moment for the practice.
